Roof Repair in Passaic, NJ

Where Passaic Roofs Leak

Close to six in ten Passaic homes (58.4%) were built in 1939 or earlier, according to the Census Bureau’s 2020–2024 American Community Survey, and more than half are in buildings with three or more units. Those two facts explain most of the leaks we see:

Flat roofs and parapets

Walk-ups and storefront buildings along Main Avenue, Broadway and Market Street usually have a flat roof surrounded by a parapet wall. Water gets in where the roof membrane turns up the wall, where the coping on top of the parapet has open joints, and around scuppers and internal drains that clog with debris. A ceiling stain on the top floor is often several feet from the actual opening.

Pitched roofs on old two- and three-families

In the older wards and the Eastside, steep roofs meet dormers, shared walls and chimneys. Leaks show up at step flashing on dormer cheeks, at the joint where a two-family abuts its neighbor, and at valleys loaded with leaves.

Complex roofs in Passaic Park and the Hill Section

Queen Anne and Tudor houses have turrets, intersecting gables and built-in details that older repairs often covered with roofing cement. When that cement dries and cracks, water runs straight in.

Storms, Flash Floods and Passaic’s Brooks

Passaic sits along the Passaic River, which forms its entire eastern border, and the city learned during the remnants of Hurricane Ida on September 1–2, 2021, how quickly a small brook can turn dangerous. Flash flooding hit Main Avenue near Benson, Sylvan Avenue, Hadley and Third Street, and the low intersection at Passaic Avenue and Lackawanna, and lives were lost. In 2024 the city received more than $1.6 million in federal funds for drainage and tree planting around McDonald Brook and the culvert near Benson and Main avenues.

Roofs do not cause street flooding, but the same cloudbursts overwhelm clogged roof drains and scuppers, and a flat roof that ponds water a few inches deep will find every weak seam. After any heavy storm:

• Check the top-floor ceilings and the walls under parapets for fresh stains.
• Look from the street for missing shingles, lifted metal coping or a sagging gutter.
• Photograph what you see before anything is moved; it helps with an insurance claim.

If water is coming in, call our 24/7 line. We tarp first and document the damage; see storm damage roof repair for what we record for adjusters.

How We Repair a Passaic Roof

1. Trace the leak. We start inside, then work uphill from the stain on the roof itself. On flat roofs we check seams, parapet flashing, coping, drains and every penetration.
2. Explain the cause in writing. Our free estimate describes what failed and why, with photos, and says honestly whether the roof has enough life left to justify a repair.
3. Fix the cause, not the stain. Typical Passaic repairs include re-flashing a parapet, replacing a section of failed membrane, clearing and re-flashing a drain or scupper, re-flashing a dormer or chimney, and replacing broken shingles.

For leaks that are hard to pin down, our roof leak repair page explains the process in more detail.

Maintenance That Prevents Passaic Roof Leaks

Most flat-roof leaks we fix in Passaic started as a maintenance problem. A few checks each spring and fall, done by you or by us, prevent a lot of them:

• Clear drains and scuppers of leaves, bottles and the debris that blows onto city roofs. A blocked drain turns a flat roof into a shallow pool.
• Look at the parapet coping for open joints, loose metal or missing caps.
• Check around rooftop equipment, such as air-conditioning units, vents and satellite mounts, where installers sometimes cut into the membrane and seal it poorly.
• Keep foot traffic off soft or blistered areas, and do not let tenants use the roof as a deck unless it was built for that.

On pitched roofs, the equivalent is keeping valleys and gutters clear and replacing cracked pipe boots before they let water reach the deck. Our roof inspection page explains what a full inspection covers.

Repair or Replace, and When the City Gets Involved

A repair makes sense when the damage is limited and the surrounding roof is still sound. When a flat roof has multiple layers, wet insulation across large areas, or seams failing everywhere, patching becomes a monthly expense, and it is time to look at roof replacement in Passaic.

On permits: under New Jersey’s code, repairing the roof covering on a detached one- or two-family house is ordinary maintenance. Roof work on buildings with three or more units, attached houses and mixed-use buildings falls outside that exemption, and replacing rotted decking or framing is structural work that needs a permit on any building. Passaic’s construction office (973-365-5521) takes permit requests online through the city’s SDL Portal.
