Siding Installation & Repair in Passaic, NJ

What’s on Passaic’s Walls Today

Passaic grew fast after the Dundee Dam and Canal were completed in 1861 and the mills (Botany Worsted, Forstmann, Okonite, U.S. Rubber and others) drew workers to the city. According to the Census Bureau’s 2020–2024 survey, 58.4% of Passaic homes were built in 1939 or earlier. On frame houses of that age, the walls we open up usually show several layers:

• Original wood clapboard or cedar shingle, sometimes still exposed on rear walls and upper gables.
• Cement-asbestos shingles added in the mid-20th century. They are stable while intact. We do not break or remove them; when removal is the right answer, that is work for a licensed abatement contractor, and we explain the options before quoting.
• Aluminum and vinyl installed over the top in later decades, often with old trim simply wrapped over.

On buildings with a masonry front and frame sides or rear, a siding job may cover only two or three walls, and we quote it that way.

Siding Choices for Passaic Buildings

Vinyl

The practical choice for most two- and three-family rentals: low maintenance, a wide range of colors, and easy panel replacement after damage. See vinyl siding.

Fiber cement

A good fit for Passaic Park and Hill Section houses where you want the look of painted clapboard or shingle on a period home. It is heavier and needs paint over time.

Engineered wood

Lighter than fiber cement with a convincing wood grain, useful on gables, dormers and bays.

Aluminum

Used for matching on houses that already have it, and as trim coil around windows, doors and fascia.

On houses with turrets, fish-scale shingles or decorative trim, we talk through which details to keep exposed and which to cover before anyone picks a color.

Permits, Historic Listings and Close Quarters

Under New Jersey’s Uniform Construction Code, repairing or replacing existing siding on a one- or two-family dwelling is ordinary maintenance, so no permit is needed. Polypropylene siding is the exception. On buildings with three or more units, which hold 57.2% of Passaic’s homes, only like-for-like siding repairs covering up to 25% of the wall are ordinary maintenance; a full re-side is permit work. Replacing rotted sheathing or studs, or changing window and door openings, needs a permit on any building.

Siding on Rental Buildings

With 76.2% of Passaic homes rented, many of the siding jobs we see are on buildings where the owner wants an exterior that will hold up for years with little attention. A few things make a real difference on a busy building:

• Heavier panels at ground level. The lower courses near entries, trash areas and walkways take the most knocks. Thicker vinyl or fiber cement there reduces cracked panels.
• Trim that sheds water. Properly flashed window and door heads, and aluminum-wrapped trim that is bent to shed water rather than caulked flat, keep moisture out of old wall framing.
• Vents and penetrations done right. Dryer vents, exhaust fans and utility lines from multiple units pass through the walls; each needs a proper mounting block so the siding seals around it.
• Color that hides wear. Mid-tone colors show less dirt and fading on street-facing walls than very light or very dark ones.

We also give owners a written scope and start date to share with tenants, since staging may block a side path or window for part of the job.

Soffit, Fascia and Siding Repair

On older Passaic houses, the roof edge is where trouble starts. Overflowing gutters soak the fascia board, open or rotted soffits let birds and squirrels into the attic, and paint fails first on the eaves. We replace rotted fascia, cover it in aluminum, and install vented soffit so the attic gets the airflow it needs. See soffit and fascia repair.

For smaller jobs, such as storm-loosened vinyl, a cracked corner post or a damaged section near a walkway, we match existing material as closely as current products allow and tell you up front when an exact match is not possible. Our siding repair page explains more.
