Roof Repair in Clifton, NJ

Why Clifton Roofs Leak Where They Do

Clifton is an older city than its suburban streets suggest. The latest Census Bureau figures (American Community Survey 2020–2024) count 34,611 homes here, and 69.1% of them were built before 1960: 31.2% before 1940, another 15.4% in the 1940s and 22.5% in the 1950s. That is the decade Clifton filled in, growing from about 49,000 residents in 1940 to over 82,000 by 1960. Most of the roofs we are called to sit on framing that is 65 to 100 years old, even when the shingles on top are only fifteen.

Age alone does not cause leaks. What causes them is the way these houses have been changed over the decades. The patterns we see again and again in Clifton:

• Dormers and second-floor additions on 1940s and 1950s Capes. Where a newer dormer wall meets the original roof, the step flashing is often face-nailed or simply caulked. It holds for years, then a wind-driven rain finds it.
• Two-family houses with a low-slope rear section. Two-unit buildings make up 20.8% of Clifton’s housing. Many have a shingled main roof and a flat or nearly flat roof over a back porch or kitchen extension, and the joint between the two is the most common leak point on the property.
• Chimney flashing on pre-war houses. Old counter-flashing set into mortar joints loosens as the joints weather. Water runs down inside the chimney chase and shows up as a stain on the ceiling beside the fireplace.
• Layered roofs. When a second layer of shingles was laid over the first decades ago, nails back out and the valleys never sit flat.

Clifton Weather, Trees and the Hillside Neighborhoods

Clifton is long and varied. The Albion Place neighborhood backs up to Garret Mountain in the northwest, Montclair Heights and Richfield sit higher and more open, and the eastern side drops toward the Passaic River, which forms part of the city’s northeastern boundary. Houses on the exposed blocks take the brunt of northwest winter winds, which is when we see lifted shingles along rakes and ridges. In the older, tree-lined sections near Weasel Brook Park and Dutch Hill, the bigger problem is debris: oak and maple leaves pack valleys, hold water against the shingles and feed moss on north-facing slopes.

After a storm, take photos from the ground before anything is moved. If a tree limb is on the roof or water is coming through a ceiling, call our 24/7 line and ask for emergency roof repair in Clifton; we tarp first and document the damage with photos you can hand to your insurer. For wind and hail claims, our storm damage roof repair page explains what an adjuster usually needs to see.

What a BlueSky Repair Visit in Clifton Looks Like

1. Inside first. We look at the stain, then go into the attic with a light to find where the water is entering the deck, which is often several feet uphill from the ceiling spot.
2. On the roof. We check the flashing, vents, pipe boots, valleys and any transition between roof sections, and take photos of everything we find.
3. Written estimate. You get a plain description of the cause, what we would repair, and whether the rest of the roof has enough life left to justify a repair at all.
4. The repair. Typical Clifton repairs are re-flashing a dormer or chimney, replacing a run of wind-damaged shingles, rebuilding a valley, sealing a low-slope tie-in, or replacing cracked pipe boots.

Clifton’s hours-of-construction ordinance limits construction work in residential zones to 8:00 a.m. to 7:00 p.m. on weekdays and Saturdays; on Sundays only homeowners doing their own work may work, from 9:00 a.m., with an exception for emergencies. A leak pouring into a bedroom counts. A planned flashing job waits for Monday.

Repair or Replace? And When a Repair Needs a Permit

We recommend a repair when the leak has one clear cause and the shingles around it are still flexible and holding their granules. We start talking about roof replacement in Clifton when there are two layers, leaks in several unrelated spots, or soft decking across a whole slope. On a 1950s house that has never been stripped to the boards, that conversation usually comes sooner rather than later.
