Roof Repair in Elmwood Park, NJ

Where Elmwood Park Roofs Leak

Close to half of Elmwood Park’s housing (45.6 percent) was built in the 1940s and 1950s, according to the 2020–2024 American Community Survey, and about 45 percent of units are detached single-family houses. Those houses have been lived in, remodeled and re-roofed for seventy years, and their leaks follow a pattern.

Dormers and second-floor expansions

Many postwar houses gained a shed or gable dormer when the family outgrew the attic. Every dormer adds two side walls, two valleys or tie-ins and a front edge that must be flashed. If the step flashing was skipped or caulked instead, water runs behind the siding and shows up inside the knee wall or the ceiling below.

Chimneys and vent pipes

Counterflashing that has pulled out of the mortar joint, and rubber pipe boots that crack after a decade in the sun, are two of the most common small leaks we fix. They are cheap to repair early and expensive to ignore.

Overlaid roofs

A second layer of shingles laid over the first was common on houses of this age. Overlays trap heat, telegraph old bumps and make nail placement unreliable, so wind lifts the new shingles more easily.

Valleys

Where two roof planes meet, water concentrates. Worn or poorly woven valleys are a frequent source of leaks on Capes and dormered houses, especially under trees that drop debris into them.

Storms, Wind and Trees in Elmwood Park

Elmwood Park’s history with weather is written in its flood-insurance claims, which spike in the years of Hurricane Floyd (1999), Irene (2011) and Ida (2021). Those storms are remembered for the Passaic River and River Drive, but they also bring hours of wind-driven rain that finds every weak shingle and loose flashing in town. Nor’easters do the same in winter, and thunderstorms can drop large limbs from the mature trees along residential streets.

After a storm, we photograph each damaged area, from creased and missing shingles to lifted ridge caps and dented vents, so you have a clear record for your insurance company. If water is entering the house, our storm damage repair team can tarp first and return for a proper repair once materials and weather allow.

Winter leaks

Not every winter leak is a hole in the roof. Ice dams form at the eaves of poorly ventilated houses, especially Capes with heated rooms tucked under the roof. Melting snow backs up under the shingles and drips through the soffit or wall. The repair is part roof, part attic: sealing the edge and improving ventilation.

Fix It or Replace It?

We start every Elmwood Park repair call by asking whether a repair is the right answer at all. A few honest rules guide that:

• One cause, one area: a cracked boot, a failed chimney flashing or a few blown-off shingles are repairs, even on an older roof.
• Brittle shingles everywhere: if shingles crack when we lift them to make a repair, patching will create new damage. That roof is near its end.
• Two layers already: on an overlaid roof, repairs are harder to make watertight, and the next step will be a full tear-off regardless.
• Soft decking in more than one spot: that points to long-term water entry and usually a replacement.

If replacement makes more sense, you will hear it from us with photos, and you can read more on our Elmwood Park roof replacement page.

A Roof Repair Visit, Step by Step

1. We listen first. When did the leak start, does it follow wind from a certain direction, does it happen only in heavy rain or during snowmelt? Those answers narrow the cause quickly.
2. Attic and ceiling check. Water travels before it drips, so we follow the stain upward to where it enters.
3. Roof inspection with photos. We document the cause and anything else that will become a problem soon.
4. Written repair scope. A clear description of the fix, what materials we will use and what can wait.
5. The repair. New flashing, replacement shingles matched as closely as available, new pipe boots or valley repair, depending on the cause.

Permits for repairs in Elmwood Park

Shingle and flashing repairs on a detached one- or two-family house are ordinary maintenance under New Jersey’s construction code and need no permit. Replacing rotted roof sheathing or rafters is structural work and needs one on any building, as does re-roofing work on attached homes and buildings with three or more units. Those permits go through the Building Department at 182 Market Street. Elmwood Park also requires contractors to register with the borough every year, which is worth confirming with anyone you hire.
