Roof Repair in Lodi, NJ

How Roofs Fail on Lodi Houses

More than half of Lodi’s housing (53.7 percent, per the 2020–2024 American Community Survey) was built before 1960, and about 40 percent of all units are in two-unit buildings. That combination produces the same handful of failures again and again.

Flashing on chimneys and side walls

Older two-families often have a masonry chimney punching through the main roof and a sidewall where a dormer or porch roof meets siding. When the step flashing was reused or caulked over during a past re-roof, water gets behind it. The stain usually shows up on the top-floor ceiling near the chimney or in a closet against that wall.

Additions and back porches

Many Lodi houses grew over the decades: an enclosed rear porch, a kitchen bump-out, a shed dormer for a second-floor apartment. Those low-slope roofs tie into the main roof at a seam that was rarely flashed well. We see more leaks at that joint than anywhere else on the house.

Tired shingles and layered roofs

A second layer of shingles over an old one holds heat and moisture, and the top layer curls and loses granules faster. On the side that takes the most sun and wind, shingles crack along the tabs and nail heads start to show.

Old decking

Pre-war houses often have board sheathing rather than plywood. Boards shrink and leave gaps, and a long-running leak softens them. A spongy spot underfoot is a sign the repair will go below the shingles.

Lodi Weather, Trees and Storm Damage

Lodi sits along the Saddle River, and the borough knows its storms by name. The river gauge in town recorded its highest crest, 13.94 feet, during Hurricane Floyd in 1999, and 13.5 feet during Irene in 2011, against a flood stage of 6 feet. Ida in 2021 and the January 2024 storm that sent water onto Money and Sidney Streets were more recent reminders. While the river is a ground-level problem, those same systems drive rain sideways under shingles, rip loose flashing and drop branches onto roofs.

After a storm we photograph every damaged area, from missing shingles to lifted flashing, so you have documentation ready for an insurance claim. If water is coming in, our emergency roofing service can tarp the roof first and come back for the permanent repair. Winter adds a second stress: freeze-thaw cycles open small gaps around vents and chimneys, and low-slope porch roofs that hold snow can back water under the shingle edge.

Repair or Replace? An Honest Answer for Lodi Roofs

We would rather fix a roof that has life left than sell a replacement nobody needs. Our recommendation comes down to a few questions we answer on the first visit:

• Is the damage local? A leak at one chimney or one addition seam is a repair. Granule loss and cracking across a whole slope is not.
• How many layers are there? A roof already carrying two layers is a poor candidate for patching, because the next step is a full tear-off anyway.
• What is the deck like? If several areas feel soft, sheathing replacement is coming, and it often makes sense to do it once as part of a replacement.
• Who is paying for the downtime? For a rental two-family, a repeat leak into a tenant’s unit costs more than the patch. Owners often weigh that differently than for an owner-occupied single-family.

If replacement is the better call, we explain why with photos and point you to our roof replacement options for Lodi.

What a Roof Repair Visit Looks Like

1. Inside first. We look at the ceiling stain, attic or top-floor knee walls to trace where water is actually entering, since it often travels along rafters before it drips.
2. On the roof. We check flashing, penetrations, shingle condition and the deck, and photograph everything we find.
3. Written scope. You get a written estimate that names the cause, the fix and anything that can wait.
4. The repair. Matching shingles as closely as available, new flashing where the old is failing, and sealing done as a backup, not as the fix.

Does a roof repair in Lodi need a permit?

Replacing roof covering on a detached one- or two-family house is ordinary maintenance under N.J.A.C. 5:23-2.7, so a typical shingle or flashing repair on those homes does not need a construction permit. The picture changes if we need to replace rotted sheathing or framing, since structural work always requires a permit, or if the building is attached, has three or more units, or is commercial. In those cases the permit goes through Lodi’s Building Department at One Memorial Drive, Room 204. We will tell you which applies before work starts.
